posted on 10 AprNoida to Rewrite Building Rules, Ease Map Approvals in 81 Villages
Noida mein plot dekh rahe ho? Here's some potentially good news. The Noida Authority is planning to revamp building rules in 81 villages, making it easier to get map approvals. Seedhi baat, this could formalize a lot of the existing construction that wasn't exactly above board before. Essentially, they're trying to simplify things for farmers and villagers when they want to build. This might mean more organized development in these areas and, potentially, more options for buyers like us. Anyone currently looking at properties in these Noida villages? Share your experiences!

Let's hope this actually benefits the common man and not just the big builders. Fingers crossed!
I'm skeptical. This sounds like a way to legalize illegal construction and make money off regularization fees.
Does anyone have a link to the official notification from the Noida Authority? I can't find it on their website.
Remember to check the land records properly before buying anything in these villages. Encumbrance certificate is a must!
I think the key takeaway is that this is a positive step, but due diligence is crucial. Don't rush into anything.
So, what happens next? When will these new rules actually be implemented? Any timeline?
I'm more concerned about the infrastructure. Roads, water, electricity... will they be able to handle the increased development?
Sector 150 ka avg rate 7k/sqft hai abhi. These village plots might be cheaper, but infrastructure is a big question mark.
Possession mila kya kisi ko Yamuna Expressway authority ke projects mein? Still waiting for mine... it's been 5 years!
U20, Bhai, Yamuna Expressway is a different story altogether! That's a whole other level of delay and corruption.
So, in short, good news in theory, but wait and watch before investing. Noida Authority is known for its delays and U-turns.
Is this going to affect property prices in these villages? I'm currently renting in Sector 78 and thinking of buying something affordable.
U13, definitely! More demand = higher prices. Abhi le lo, before it's too late.
Bhai, this is all just election gimmickry. Don't fall for it. They'll make promises and then disappear after the votes are counted.
U15, you're probably right, but one can hope, right? At least it's being discussed.
Anyone know if this will affect the FAR (Floor Area Ratio) in these areas? That's the key thing that limits construction.
This could be a game changer for investment! Imagine, properly planned development in these areas. I'm definitely going to do some research.
Haan, but be careful! 'Formalizing' doesn't automatically mean 'legal'. Still need to check for proper RERA approvals and all that.
RERA registration number check karna is a must, guys. Don't get caught out. Mera ek friend phas gaya tha last year.
I bought a plot in a village near Sector 150 three years ago. Na ghar bana pa raha hu, na bech pa raha hu. Approval process is a nightmare! Hopefully, this will change things.
U10, which village? And what's the issue with building? I'm considering buying in that area.
U10, exactly! Noida mein yahi problem hai. Land mafia and babus, sab mile hue hain.
Noida mein plot dekh rahe ho? Finally kuch toh achha news hai! Simplification is always welcome. Hopefully, this will actually translate to faster approvals and less corruption. Dekhte hain!
Seedhi baat no bakwas! This is good news if it actually happens. But Noida Authority promises... well, you know how that goes. I'll believe it when I see it.
Which villages are we talking about exactly? Koi specific names? I'm looking in the Dadri area, near the Eastern Peripheral Expressway.
U3, Noida Authority website pe circular hoga. Check kar lo.
U3, I think they're talking about the villages closer to Jewar airport, not so much Dadri. But double-check the official notification before you get your hopes up.
