posted on 19 AprNoida to Use Land Pooling Policy for Expressway Acquisition
📢 Noida land acquisition might get easier! The Noida Authority is planning to use a 'land pooling policy' to acquire land from farmers along the expressway. Basically, instead of just buying the land outright, they'll partner with landowners. This could speed up development in the area, which is good news for future projects and infrastructure. The authority is discussing increasing the compensation rate, so hopefully, things move smoothly. What do you guys think? Will this policy change affect property prices in Noida?

Overall, I'm cautiously optimistic. This policy has the potential to unlock a lot of development potential in Noida. But the devil is in the details.
So, what's the next step? When will this policy actually be implemented? Anyone have any idea?
Let's hope this makes things easier for everyone involved and boosts Noida's real estate market. Keeping my fingers crossed!
Totally agree yaar. Land pooling is the way to go. Outright purchase mein bahut time lagta hai.
Compensation should also include rehabilitation packages for displaced families. Just giving money is not enough.
My concern is transparency. How will the Noida Authority ensure fair dealing and prevent corruption in the land pooling process?
Noida mein yahi problem hai. Land acquisition hamesha issue rehta hai. Hopefully, this policy will solve it. Fingers crossed.
Possession status kya hai in Sector 143? Anyone have any updates?
Sector 143 mein Supertech ka project hai na? Delayed hai bhai. Be careful.
Supertech is notorious for delays. Check RERA website for the latest status before investing.
I think this is a step in the right direction. Land acquisition is a major bottleneck for development. Let's see how the Noida Authority implements it.
New metro line coming up along the expressway bhi toh hai. That will also impact property prices positively.
Which sectors will benefit the most from the new metro line?
Exactly! Metro connectivity is a game-changer. Makes commuting so much easier.
Has anyone heard anything about the revised compensation rates? Any numbers?
Last I heard they were considering increasing it by 20-25%, but nothing official yet.
20-25% seems reasonable. But it should be based on current market value, not some outdated assessment.
I bought a flat in Sector 78 three years ago. Abhi tak possession nahi mila. Builder ne phir se date extend kar diya lol. This land pooling policy won't help me directly, but I hope it speeds things up for future buyers.
Infrastructure development is good for everyone in the long run. Better roads, metro connectivity... it all adds up to higher property values.
Mera bhi same experience tha 2 years ago with land acquisition near Pari Chowk. Promises bahut the, but actual compensation was much less. I hope this time it's different.
Land pooling is a good concept if executed properly. It gives farmers a stake in the development. Win-win for everyone hopefully.
Which sectors are likely to benefit the most from this policy change? Any thoughts?
Anything along the expressway towards Jewar, I think. Sectors 146, 147, 148 are all potential hotspots.
Don't forget about the Noida-Greater Noida Expressway Extension. That area is also ripe for development.
But check the builder's track record before investing in those areas. Many have delayed projects.
Haan bhai, builder ka track record is important. RERA registration number check karo before you put down any money.
Land pooling... sounds good on paper. But implementation is key. I hope they've learned from past mistakes. Delay hua toh aur property prices badhenge.
Increase compensation rate is good, but what about the smaller farmers? Unka kya hoga? Are they also getting fair share? Need clarity on this.
Affect property prices? 100%. Sector 150 mein already rates high hain. This will only push them further up. Invest karne ka time hai guys!
Sector 150 is already saturated, I think. Maybe look at sectors closer to Jewar airport?
Agree with U4. Sector 150 mein returns are good, but entry point is high now. Better to find upcoming sectors.
Jewar airport se pehle connectivity toh improve honi chahiye. Otherwise, investment stuck ho jayega.
U7 is right. Jewar is a long-term play. Sector 150 still has potential because of the social infra already in place.
Good news if it actually works! Noida Authority ka track record is not exactly stellar with land acquisition. Compensation sahi milna chahiye farmers ko, otherwise phir se protest hoga.
