I think the key is to identify the right micro-market within Noida. Some areas will perform better than others.

I bought in Sector 78 three years ago. The price appreciation has been good, but the amenities are still not fully complete. Builder ne phir se date extend kar diya lol.

U9, Sector 150 is still developing, but prices are already pretty high. Avg rate is around 7k-8k per sq ft. Good connectivity though, with the Noida-Greater Noida Expressway.
Mera bhi same experience tha 2 years ago. Everyone was saying prices were too high, but I bought anyway. Now look at the prices! No regrets.
