Noida Upcoming Projects: Are Delivery Timelines Realistic?

Has anyone seen that video about upcoming Noida and Ghaziabad projects? It listed a bunch of new places. My main worry with these 'upcoming' projects is always the delivery date. They mention things starting after UPRERA, but construction delays are so common. Not sure if those initial possession timelines are ever actually met. What's been your experience with similar early-stage projects in Noida? Do builders usually stick to their initial promises?

My cousin booked a flat in Alpha II, Greater Noida, thinking it would be delivered in 2022. Abhi tak possession nahi mila hai, aur builder ne naya date 2025 ka de diya hai. EMI bhi jaa rahi hai aur rent bhi. It's a nightmare for first-time buyers like us

Totally agree with the post! Noida projects aur Ghaziabad projects, both are notorious for delays. UPRERA ke baad bhi kuch khaas farak nahi pada.
