Noida upgrade: 2BHK to 3BHK - worth the jump?

I'm currently in a 2BHK in Sector 96, Noida, and thinking of upgrading to a 3BHK or maybe even a villa. Already have a home loan running, so EMI will definitely increase. Is the price jump worth it, ya? Dekho, ACE Group mein kuch options dikh rahe hain, but honestly not sure about the ROI. Is the luxury segment overpriced? Like, are we just paying for fancy amenities we won't even use? Plus, resale value ka kya scene hai? Has anyone else faced this dilemma? Already stretched with my current EMI, so I'm a bit hesitant. Should I wait for prices to correct or is this the best time to buy? Am I the only one who thinks the advertised rental yields are a lie?
