Okay I'll be honest — Amrapali kaafi projects mein late the. Anybody faced huge delays with Amrapali Green Valley? Thinking of upgrading, but is the price jump worth it if possession mein itna late ho? Already have a home loan, so EMI ka tension bhi hai. Construction quality kaisi hai actually?

Just a thought - have you looked at resale options in well-established societies? You might find a good deal and avoid the construction delay headache.
U7, resale is a great option! But check for hidden charges and pending dues before finalizing the deal.
Resale mein society maintenance charges ka bhi dhyaan rakhna. Some societies have exorbitant fees.
Amrapali Green Valley... Stay away! Too much risk involved. Look for something else.
OP, please update us on what you decide. We're all curious to know!
Has anyone tried filing a complaint with RERA against Amrapali for delayed possession? What's the process like? Any success stories?
U19, RERA complaint is a long process, but worth a try. You'll need all the documents - booking agreement, payment receipts, etc. Consult a lawyer specializing in real estate.
Bhai, Amrapali se door raho. It's a trap! Focus on builders with a proven track record. Your peace of mind is worth more than a few lakhs saved.
Agreed U20. Amrapali is a HUGE risk. Invest elsewhere.
So, OP, what are you thinking now? After reading all this, are you still considering Green Valley?
Amrapali... naam hi kaafi hai. Avoid. There are much better options available in Noida now. Even resale flats are a safer bet.
What's your budget, OP? Maybe we can suggest some alternatives. Sector 7x is also developing nicely.
Haan exactly, budget batao. Sector 78 mein decent options mil jayenge, thoda negotiation karke.
U14, Sector 7x is a good shout. But check the connectivity. Some areas are still a bit isolated.
Mera friend ka Green Valley mein flat hai. Possession mila tha 2 saal pehle, but finishing quality is pathetic. He's still fighting with them to fix things. Don't make the same mistake.
Honestly, with the current market situation, upgrading might not be the best idea. Interest rates are rising, and property prices are already inflated. Wait it out maybe?
I live near Green Valley. Construction activity dikhti toh hai, but speed is very slow. Looks like they're prioritizing other projects. Maybe check out ATS or Godrej in Sector 150? Slightly more expensive, but peace of mind bhi toh chahiye.
Sector 150 ka avg rate kya chal raha hai abhi? Last I checked it was around 6.5k. Metro line ka impact hua hoga definitely.
U8, rates are closer to 7k-7.5k now, especially for ready-to-move-in. Metro connectivity and Jewar airport hype is driving prices up.
U9 is right. Sector 150 is hot property right now. But even there, be careful. Some builders are charging a premium for the 'metro view' lol.
U8, agreed about the metro impact. But also, the overall market is up. Interest rates are also climbing, so don't delay too much if you find something you like.
RERA website pe jaake project details check karo. Completion dates, any pending dues, everything will be there. Don't rely on what the builder tells you.
Totally agree U1. Amrapali ka naam sunte hi darr lagta hai. So many pending projects! Why even consider them?
Price jump is tempting, but delay is a killer. Has anyone actually gotten possession in Green Valley recently? What's the actual handover status?
U3, possession toh door ki baat hai. I heard Phase 2 mein abhi bhi finishing pending hai. Don't fall for their marketing gimmicks.
I booked a flat in Amrapali Sapphire back in 2012. Still waiting for possession! Court cases, everything is going on. Be very, very careful. Upgrade karne se pehle 10 baar socho.
U5, bhai aapki toh heart-breaking story hai. This is exactly why I'm scared of investing in Noida. So many builders playing games.
Amrapali Green Valley? Bhai, that's a risky one. Late toh hain hi, construction quality bhi average suni hai. Check RERA registration and current status properly before upgrading. Loan EMI already hai toh soch samajh ke.
