Noida upgrade: Dadri Road prices feel like a scam now

₹1.5 Cr for a 3BHK on Dadri Road... honestly, is this justified after the new metro link? I'm currently in a 2BHK in Sector 78, thinking of upgrading to a bigger 3BHK or a small villa, but the prices around Dadri Road are insane now. The new expressway connectivity and metro extension definitely helped, but I'm just not sure if the premium is worth it. My budget was around ₹1.2 Cr, but everything good seems to be way above that, especially in pockets near sectors 150 or 152. I've already got a home loan, so an even bigger EMI is a big worry. Are builders just cashing in on the infrastructure hype? Or is there real value I'm missing? What's the real ground reality for appreciation? Should I wait?
