Noida upgrade: Found an interesting price gap near Jewar
Okay, so I thought I knew Noida realty pretty well, being in a 2BHK in Sector 9 for years. Currently I'm thinking of upgrading to a 3BHK or villa, maybe near the Yamuna Expressway belt, given all the Jewar buzz. Everyone's talking about the airport driving prices, but I noticed something interesting. Properties a bit further out, say near Omicron or even some parts of Knowledge Park, are still surprisingly accessible. The price difference for a 3BHK compared to Pari Chowk is huge, even with the EPE improving connectivity. I mean, a 3BHK there could be ₹90L, while closer to Pari Chowk it's easily ₹1.5Cr+ for similar space. Is that premium justified right now, or will these slightly farther areas catch up faster due to the airport's long-term effect? I'm looking at Godrej or Mahagun projects. Anyone else seeing this trend or am I missing something? My concern is how much the Aqua Line extension will actually help those specific pockets.

Totally agree with this observation! I've been eyeing properties near Knowledge Park 5, especially some Mahagun projects. The price difference with Sector 150 or even closer to Pari Chowk is mind-boggling. My concern is the actual daily commute if the Aqua Line extension takes forever. Will the EPE really compensate for the lack of metro connectivity in the immediate future? I mean, ₹90L for a decent 3BHK vs ₹1.5Cr+ is a huge saving, but convenience is also key. Are these projects truly good value for money long-term?
