Noida upgrade: Hidden costs hit harder than the EMI?

Currently in a 2BHK in Sector 164. Thinking of upgrading, but the jump to a 3BHK or even a villa is huge. Laureate Buildwell's projects look good, but is the price jump worth it? Already have a home loan. Anyone else feel the pinch? What hidden costs am I missing? Is Noida peaked for ROI?
