Noida upgrade – is 3BHK really worth the jump?

Currently in a 2BHK in Sector 35, thinking of upgrading. Is the price jump to a 3BHK or a villa really worth it in Noida? Already have a home loan, so EMI will shoot up. Looking at some Jain Builders projects, but honestly not sure if the rental yield will cover the extra cost if I decide to rent it out later. Has anyone actually managed to achieve the advertised rental yields? The pre-launch pricing looks tempting but I'm wary of construction delays after hearing so many RERA horror stories. Should I just stick with what I have or take the plunge? What are your experiences?
