Noida upgrade: Is the 3BHK/villa premium worth it?

3BHKs in Noida Extension are ridiculously overpriced vs 2BHKs. I'm upgrading from my 2BHK. Is a 3BHK or small villa at Pari Chowk truly worth the EMI jump? Change my mind.
