Be careful with Smartworld. They have a few delayed projects already. Do your homework before putting down any money.
Noida definitely has potential, but it needs better planning and execution. More green spaces, better waste management. Otherwise, it's just another concrete jungle.
What happened with the Yamuna Expressway plots? Remember all the hype around that? Seems like that bubble burst.

I bought a resale property in Sector 44. Peaceful, but old construction. New projects have better amenities, but the price difference is huge.

U16, Official launch was just last year, so possession is probably 3-4 years away. Check their website for RERA details.

Airport is great and all, but connectivity within Noida itself needs improvement. Sector 18 mein toh traffic jam se hi pareshaan ho jate hai.
For investment, Noida is still undervalued compared to Gurugram. But for living? Gurugram has better schools and hospitals, IMO.
