Yaar, I'm so fed up of renting. Almost 10 years of rent wasted! Finally taking the plunge and buying something in Noida. But so confused about which builder to trust. Heard mixed reviews about everyone. On-time delivery is super important for me. Which builder actually delivers on time? I've been considering Godrej and ATS. Kya aap logon ko pata hai about their delivery track record? Has anyone experienced major delays with them? Also, what about hidden charges at possession? Heard some builders pull that stunt. Mujhe advice chahiye! Which one is better in terms of transparency and commitment? What's your take? Don't want any surprises later. Is it worth paying extra for peace of mind?

Ultimately, it's a gamble, yaar. No one can guarantee on-time delivery in Noida. Just choose the builder you trust the most and hope for the best.
My friend bought in ATS Dolce. He got possession on time, but the finishing was not great. He had to spend extra money on repairs and upgrades.
So, after all this discussion, which builder would you guys recommend for relatively on-time delivery and decent quality? I'm also looking to buy.
I think Godrej is a safer bet compared to ATS, but do your own due diligence. Visit the site, talk to existing residents, and check the RERA records.
Remember to factor in the cost of registration and stamp duty. That's a significant expense that people often forget about.

U19, last I checked, Sector 150 mein around 7k-8k per sqft chal raha tha. Depends on the builder and the project, of course.
I heard that the new Jewar airport is driving up prices in the area. Is that true?
Jewar airport is definitely a factor, but also the general increase in demand. People are realizing the value of owning a home, especially after COVID.
Don't just look at the builder's reputation. Also check the project's RERA rating and financial closure status. That's more important in today's market.

What about Supertech? Anyone has experience with them? I know they had issues in the past, but are they better now?
Supertech? Bhai, door raho! They have a history of delays and legal troubles. Not worth the risk, even if they are offering a 'good deal'.
Hidden charges are a real problem! Make sure you get everything in writing. Lawyer se consult karlo before signing anything. They'll try to sneak in parking charges, club membership fees, etc. at the last minute.
True that! Mera bhi same experience tha 2 years ago with a different builder. They quoted one price and then added 2 lakhs at possession. Fight karna pada!
ATS Greens Village Phase 2 mein, I faced a 6-month delay. But they did compensate me with some interest on the amount I had paid. So it wasn't too bad. But still, the stress was real!

Bhai, I feel you! Rent is a killer. Godrej and ATS are generally considered safer bets than some others. But delays toh kisi ke saath bhi ho sakte hain. Check RERA website for project-specific details and past project completion dates.
On-time delivery? Noida mein? Good luck with that, dost! Seriously though, check the fine print on the agreement. They all have clauses to protect themselves from delays. Godrej is slightly better, I think.
Godrej Garden Estate Sector 150 is supposed to be on time. Anyone has any experience there?
Sector 150 is good location-wise, close to the expressway. But check the density of population in future. Can become crowded.
U5, which tower did you book in? I'm considering it too but worried about the resale value later.
I booked a flat there last year. Possession date is next year. So far, construction seems to be progressing well. Fingers crossed! But the prices have gone up like crazy since then!
