Guys, I'm so fed up of renting! Finally taking the plunge. Noida mein kaun sa builder sahi rahega? Heard some horror stories about delays. Has anyone experienced late possessions? What about construction quality, especially after a few years? Which one gives better customer support, yaar? Mujhe advice chahiye!

Before you book anything, visit the site multiple times, at different times of the day. See the traffic, the surroundings, everything. Don't just rely on brochures.

U16, Nobody knows for sure. But with the new airport coming up, Noida is only going to get more expensive. If you find something you like, and can afford it, go for it.

Yeah, RERA is good on paper, but implementation is slow. I filed a complaint against my builder six months ago, and still waiting for a hearing date.
Anyone has experience with ATS? Considering their project in Sector 104. On-time record kaisa hai?
ATS is generally considered better than most in terms of quality and timelines, but their prices are higher. Sector 104 is a good location though, close to the expressway.
Be careful with Supertech. Heard they have a lot of pending dues and projects are getting stalled. RERA registration check karna mandatory hai!
Supertech? Run away! Mera ek relative ka flat abhi tak nahi mila, even after 7 years! Court case chal raha hai.
Totally agree with U3 about the finishing. Mera dost ka flat mein, tiles are already coming loose after just one year! And builder is not responding.
Customer support? Lol. Good luck with that. Once they have your money, you're on your own. Document EVERYTHING, keep records of all communication. It's the only way to protect yourself.
I bought a flat in Gaur City 2 five years ago. Possession was delayed by almost 2 years! But the construction quality is decent, to be fair. Abhi tak koi major issues nahi aaye.
U7, 2 years delay is still a LOT! Did you get any compensation for the delay?
U8, Compensation? They gave me a parking space! Seriously though, I had to fight tooth and nail for that. RERA helped a bit, but it was a long process.
Bhai, I feel you! Rent is killing me too. Noida mein honestly, everyone has delays. But some are worse than others. Who are you considering?
Don't just listen to the sales pitch! RERA website pe jaake check karo completion dates. That's your best bet for real info.
Construction quality is a big issue, especially after the rains. I've seen seepage problems in a lot of 'premium' projects. Which sector are you looking at? That makes a big difference.

U4, Sector 150 is mostly new construction, so hard to say long-term. But I've heard mixed reviews about the *finishing* in some projects. Check very carefully before booking. Also, prices are inflated right now because of the metro extension.
