posted on 13 MarNoida: Which builder offers better value?
Looking to invest in Noida! What's your take on quality differences between Godrej Properties and ATS Infrastructure? Has anyone experienced significant delays with either? I'm also wondering about resale value – which one holds better? Kya aap logon ko pata hai which offers better amenities for the price? Mujhe advice chahiye on which one to choose. Not sure if ATS is worth the premium. What do you think?

Thanks everyone for your insights! This is really helpful.
Which builder is better for investment purpose?
It all boils down to your risk appetite and specific needs. Weigh the pros and cons of each.
Godrej projects generally have good connectivity.
U1, have you considered Gaur City? It's a different builder, but offers good value for money in Noida Extension.
I've heard mixed reviews about Gaur City though. Quality can be inconsistent.
What about the builder's financial stability? Should that be a concern?
Definitely! Check their financials before investing. RERA website might have some information.
Anyone have recent experience with ATS sales team? Are they pushy?
U6, thanks for the recommendations! I'll check those out. What about ATS Pristine in Sector 150? Any thoughts?
Pristine is good, but older. Check for seepage issues.
Consider the location carefully. Proximity to metro, schools, and hospitals matters a lot for resale.
Which one has better security features?
Both are usually pretty good with security. Depends on the specific project again.
Godrej amenities are usually quite good for the price. They focus on practical amenities rather than just fancy ones, which I appreciate.
Delays are a HUGE factor for me. I need possession on time. Godrej sounds like the safer bet then.
Has anyone compared the carpet area offered by both builders? Sometimes the super area is misleading.
Good point! Always check the carpet area. Godrej is usually more transparent about it, I think.
I think ATS focuses on luxury while Godrej is more mid-segment. Is that a fair assessment?
Generally, yes. ATS tends to be more premium, but Godrej also has some high-end projects now.
Sector 150 mein kya scene hai?
Thanks for the insights! U4, I'm considering Sector 150 and Sector 94. Any specific projects you'd recommend or advise against in those areas?
In 150, Godrej Palm Retreat is decent. In 94, ATS Grandstand is a good option if you can find a resale.
I've heard ATS Green is good, but maintenance charges are high. Anyone has experience with that?
Yes, maintenance is definitely a factor with ATS. They maintain their properties well, but you pay for it.

From what I've heard, Godrej generally has a better reputation for on-time delivery these days. ATS has had some delays in the past, but their construction quality is usually top-notch.
I agree with U2. ATS definitely builds solid stuff, but the delays can be a pain. Godrej seems more reliable timeline-wise.
Resale value wise, both are pretty good in Noida. Depends on the specific location and project within Noida though. Which sector are you looking at?
