Guys, I'm based in Dubai and can't easily visit Noida. On-time delivery is super important for me. Logix promised possession ages ago, but still waiting! Any experience with them? Or is Ajnara better in this regard? Sunworld also seems decent. Kya aap logon ko pata hai about their construction quality too? Mujhe advice chahiye. It's for investment. I won't be living there. Thanks!

@U19 Sector 75 is good, but traffic can be a nightmare during peak hours. Check the connectivity to the metro.
Bhai, Noida mein koi bhi builder time pe nahi deta. It's a gamble. Just go with the one that seems slightly less shady lol.
I invested in a commercial property in Noida Extension. Biggest mistake of my life! Still waiting for possession after 8 years.
Anyone have experience with Prateek Group? They have some projects in Sector 120.
@U1: Carpet area is a common scam. Get it measured independently after possession. Don't trust the builder's numbers.
@U5 What about the carpet area they promised? Is it actually the same? I've heard builders often cheat on that.
I bought a flat in Mahagun Moderne 5 years ago. They delivered on time, but the finishing was subpar. Had to spend extra money on renovations. Just a heads-up!
My personal experience: Gaursons delivered within 6 months of the promised date. Not perfect, but definitely better than Logix.
@U12 Resale is risky. Ensure all dues are cleared and the previous owner has no pending issues with the builder. Get a lawyer to verify everything.

Ajnara ka naam mat lo! I booked a flat with them in 2012, still no sign of possession. Case is going on in NCLT. Total waste of money.

Don't just rely on builder promises. Check RERA website for completion dates and project status. It's all public information.
Guys, prices are rising fast in Noida. The new Jewar airport is driving up demand. If you're serious about investing, don't delay too much.
Sunworld is decent, construction quality is okay-ish. They are better than Logix and Ajnara for sure. But 'on-time' is a relative term here in Noida.
'Okay-ish' is not good enough for an investment, yaar. I'd rather pay a premium for quality and peace of mind.
Sunworld City? Sector 107? I heard they had some issues with land acquisition a few years back. Anyone has recent updates?
Sector 150 is a good investment option now, metro connectivity is improving. Check Godrej Woods or Ace Golfshire. They're relatively new, but the builders have a better reputation.

Logix? Bhai, forget about it. My cousin invested in Blossom Greens back in 2014, still fighting for possession. Avoid them like the plague! Ajnara… mixed reviews sunne ko mila hai. Sunworld might be slightly better, but check RERA records before anything.
Exactly! Logix is notorious for delays. Mera dost bhi phasa hua hai. RERA mein complaint daalo, bhai!

On-time delivery in Noida? That's like finding a unicorn! Seriously though, it's rare. Check Supertech's history too, before you finalize. They've had their share of troubles.
