Finally fed up of renting, landlord raised rent *again*. I'm looking at 3 builders in Noida for my first home: Godrej, ATS, and DLF. Godrej's projects look amazing, but I've heard about hidden charges at possession. ATS has a good reputation for construction quality, but their projects are a bit older. DLF is DLF, a big name, but are they worth the premium? I'm honestly not sure who to trust. Construction quality matters most to me. Anyone have experience with these builders, specifically regarding plaster cracks or seepage after possession? Which one would you pick if you were in my shoes? Please share your experiences! What's the real story behind the hype?

I'm telling you, ATS is the way to go. Solid construction, good reputation, and relatively reasonable prices. You won't regret it.

U3, I went. Mostly the same old projects, but some builders were offering small discounts. Nothing groundbreaking though.
Waste of time, in my opinion. Just marketing hype. You're better off doing your own research online.

Guys, don't forget to factor in the registry charges and stamp duty! It's a significant expense.
U19 is right, rates are skyrocketing! Especially with the new metro line extension. But don't rush into anything. Take your time and choose wisely.
I'd say ATS is the safest bet if construction quality is your priority. DLF is good but overpriced, and Godrej can be a bit of a gamble. Ultimately, it depends on your budget and priorities.
One more thing to consider: resale value. DLF properties generally have better resale value than ATS or Godrej. Keep that in mind if you plan to sell in the future.
With property rates going up like crazy, now might be the best time to buy. Even with the hidden charges, you'll probably still make a profit in the long run. But do your research and negotiate hard!
Don't forget to check the RERA registration number before you book anything! This is crucial to see if the project is approved and on track. Also, what's the possession status of the ATS projects you're looking at? Some of them are quite old.

I booked a flat in Godrej Woods. Looked amazing on paper, but now I'm regretting it. The finishing is not as good as promised, and the maintenance charges are ridiculous. Lesson learned: visit the site multiple times before you book!

Sector 78 is booming! But traffic is becoming a nightmare. U3, what about Supertech? I know they have a bad rep, but their Eco Village projects are relatively affordable. Anyone have experience with them lately?
U4, Supertech? *Run*! Delayed projects, poor construction, and RERA is flooded with complaints against them. Don't even think about it.
Agreed with U5. Supertech is a big no-no. Stick to the bigger, more established builders even if it means paying a bit more. Peace of mind is worth it.

Construction quality is key, you're right. I've seen plaster cracking in newer Godrej projects in Sector 150. Go visit the sites yourself and talk to residents if you can. Don't just rely on what the sales guys tell you.
I bought a flat in ATS Pious Hideaways (Sector 150) 3 years ago. No major issues so far, just minor paint touch-ups needed. Their construction is definitely better than many others I've seen. The location is also great, near the metro.
DLF ka to naam hi kaafi hai, but are they really worth the extra cost? I'm also looking in Noida and confused. What's the average rate per sq ft in Sector 93B for DLF?
12-15k? That's crazy! You can get a bigger apartment in Greater Noida West for that price. But then you have to deal with the commute and infrastructure issues.
Haan, but Sector 93B is prime location. Close to Delhi, good schools, etc. You pay for the location, yaar.
U10, Sector 93B mein DLF's rates are usually 12k-15k per sq ft, depending on the project and floor. It's definitely premium pricing.
Bhai, I feel you! Rent is killing us. Between Godrej, ATS, and DLF, I'd lean towards ATS for construction quality. My friend bought in ATS Greens Village years ago and it's still solid. Godrej looks fancy but the finishing can be patchy. DLF is just too expensive for what you get, in my opinion.
Totally agree with U1. ATS is a safer bet when it comes to construction. Godrej has amazing marketing, but be careful about the fine print. My cousin got stuck with extra parking charges he wasn't told about.
Hidden charges are a real thing, especially with Godrej! Check the agreement VERY carefully. I've heard DLF has improved their construction in recent years, but their maintenance charges are insane. Have you considered other builders like Ace or Mahagun? Sector 78 has some good options.
