Noida's green amenities are a marketing trap
Since 2018 I've been tracking Noida property trends, and honestly, this 'green spaces' and 'clubhouse' premium is mostly marketing hype for investors. Builders promise expansive green areas and fancy clubhouses, but what do we actually get? Tiny patches of grass and a clubhouse jo kabhi use hi nahi hota. For rental yield, tenants care more about connectivity and solid construction quality, not a lavish lawn. Is the premium for these 'amenities' really justified? I've seen projects like JBBS RC Enclave market their open spaces heavily. But what's the actual ROI impact of a barely-used badminton court or a small park? Maintenance charges for these facilities often eat into your rental yield. The data shows many become ghost facilities after a year or two. It's a calculated risk. Should we even pay extra for them? Change my mind.
