Budget finalised, loan pre-approved – now stuck on which sector to upgrade to. I'm currently in a 2BHK in Sector 19, looking at 3BHKs or a small villa in Sector 150 or even Noida Extension. Already have a home loan. Everyone glorifies Noida's future with Jewar Airport, but I'm not seeing the *real* appreciation for bigger properties. Is the premium for a 3BHK or villa even justified right now? Are we past the peak for significant gains here, especially for upgrades from ATS or Godrej? Change my mind.

Totally feel you, bhai! I'm also eyeing Sector 150 for an upgrade from my 2BHK in Gaur City. The prices for a decent 3BHK seem inflated, especially after COVID. Everyone talks about Jewar, but has anyone actually seen *real* appreciation in the last 2-3 years for these premium projects? I'm worried about getting stuck with an overvalued asset. Is the market really absorbing these prices or just a bubble waiting to burst?
