Base price pe negotiation? Good luck with that. Builders hardly budge on that unless it's a distress sale or a very slow moving inventory. It's usually the other charges where you can squeeze a little. What's the per sqft rate they quoted for the 2BHK, just for comparison?
Exactly what you said! ₹8500 in Sec 107 sounds decent on paper, but then the add-ons just kill the budget. I heard a similar rate for a project near Ajayabpur, and the final cost was almost 30% higher than advertised. This market is just insane with these hidden costs.
Unbelievable, they quoted around ₹8500 per sqft for the base price, which initially sounded okay. But then with PLC, club, car parking, IFMS, and then GST and stamp duty, it jumps to almost ₹11500-12000 per sqft all inclusive. This is for a 2BHK around 1200 sqft. It feels like a total bait-and-switch tactic, just like many others are experiencing.
This is exactly what happened to us with a project in Alpha I, Greater Noida. They quoted one price, then added 'development charges', 'club membership', 'power backup installation', and 'maintenance advance' that collectively pushed the cost up by almost 15%. Builders make it seem like these are non-negotiable but sometimes, if you push hard or if they're desperate to close, you can get some relief on the smaller charges. The base price is often set in stone.
Haan yaar, Dasnac ka toh naam hi sunke darr lagta hai. My friend booked with them in Sector 150, same story of hidden charges. Did you try negotiating on the base price itself, or only the PLC/IFMS? Builders usually say base price is fixed.

Sahi baat hai, builders only show you the 'base price' and then hit you with a dozen other charges. For Dasnac, base price is usually fixed. You can only try to get some waiver on PLC or maybe a discount on car parking. But even that is tough, they rarely budge.
