posted on 11 MayNoida's 'luxury' projects: Is the premium just for show?
₹90 lakh for a 2BHK in Sethi Max Royal vs. ₹20 lakh in Allure Aadya Tower – is that premium justified? Everyone glorifies these high-end projects, but honestly, kitne log use karte hain gym ya pool regularly? I just moved into a project last month, and my first-hand experience says total cost of ownership matters more than brochure pics. Allure Aadya might give better rental yield percent-wise for the investment. Sethi Max Royal ki maintenance bhi zyada hogi. Change my mind, is that luxury premium worth it for 5-year appreciation?

This is exactly what's keeping me up at night. I'm a first-time buyer, and every rupee counts. Sethi Max Royal looks great on paper, but the thought of paying ₹10-15k per month just for maintenance on top of EMI is terrifying. Allure Aadya Tower ka maintenance kitna hoga? And what about its build quality, considering the lower price point? I'm worried about hidden charges later on.
Allure Aadya Tower completed ho chuka hai, so you can actually check it out. Maintenance wahan pe kaafi reasonable hai, I've heard around ₹1500-2000 for a 1BHK. Build quality for that price point is decent, nothing fancy, but livable. Hidden charges generally come with delayed projects, but since it's completed, you should be safe.
Totally agree with the original post! ₹90 lakh for a 2BHK sounds insane when you can get something for ₹20 lakh. My parents always say 'ghar toh ghar hota hai', why pay so much extra for amenities you barely use? I'm looking near Alpha I Greater Noida, and the price difference for 'luxury' vs. 'basic' is just baffling.
Exactly! My cousin bought in a 'premium' project last year, thinking appreciation milegi. Ab EMI bhi high hai aur maintenance bhi, aur pool pe kabhi jaate nahi. He's regretting not going for a more budget-friendly option in an established area like Alpha II.
Haan bhai, same pinch! Gym aur pool ka craze bas shuru mein hota hai, baad mein sab bhool jaate hain.
