Noida's luxury segment: Overpriced or worth the hype?

Okay I'll say what no one says: the luxury segment in Noida is probably overpriced. Currently in a 2BHK in Sector 130, and thinking of upgrading. But is the price jump to a 3BHK *really* worth it? Especially with JKG Constructions launching new projects with 'premium' tags. Already have a home loan, so EMI will jump, obviously. Everyone glorifies bigger spaces but nobody talks about the maintenance costs. 2BHK sahi hai, but family is growing. Is the ROI on these 'luxury' apartments actually better than a regular one? Matlab, will rent cover the EMI and extra costs? Or am I just paying for the name? Change my mind. Tell me why the luxury segment is worth it.
