Spent the whole Sunday checking out options in the 'New Launch Projects' corridor. I'm currently in a 2BHK in Sector 78 and thinking of upgrading to a 3BHK or a small villa. Already have a home loan, so EMI is a big factor. Honestly, prices in this New Launch Projects area have shot up crazy in the last 1.5-2 years. Matlab, is the premium builders are asking really justified? I'm seeing 3BHKs for amounts that feel too high, especially with OC delays I've heard about. Kya lagta hai, should I wait for some correction ya phir abhi le lena chahiye? Is this the new normal for Noida? Is the price jump worth it? Don't want to overpay.

Totally agree. Especially with builders like Future World. I've heard so many horror stories about their possession delays. My friend booked with them in Sector 150, and the project is already 1.5 years behind schedule. Is anyone actually getting possession on time from these 'new launch' projects? And what about the quality once you finally move in?

Exactly! Possession dates are a joke. I've heard stories where people have paid 90% and are still waiting for years. It's a huge mental and financial burden. Builder ne phir se date extend kar diya lol, not funny anymore.
Future World ka toh RERA compliance bhi dubious hai for some projects. They have multiple complaints for delays on the UP RERA portal, especially for their project near the expressway. My cousin booked in their Alistonia Estate project, and it's been delayed by almost 2 years already. They just keep extending the dates, citing 'material shortages' and 'approvals'. Aur quality bhi compromise karte hain end mein, jaldi kaam khatam karne ke chakkar mein.
Absolutely! I thought it was just me. The premium for 'new launch' is becoming ridiculous. My budget for a 3BHK was 90L a year ago, now same configuration is touching 1.2-1.3 Cr easily. It's making me reconsider upgrading altogether. Kya karein, samajh nahi aa raha.
Absolutely! I saw a 3BHK near Sector 78, asking 1.15 Cr, and it was barely 1400 sqft. For that price, I expect better. It's like they're just adding a 'new launch' tag and hiking prices.
