Noida's premium amenities rarely justify the price

Does anyone actually see a decent ROI from the fancy amenity packages in Noida projects? I work in real estate, but buying for myself in Gaursons 4th Avenue has me thinking. Brochure mein toh sab resort-like dikhta hai, but actual mein kitne tenants use karte hain gym ya clubhouse? Ya phir woh bas maintenance cost badhaate hain? Not sure if these 'premium' amenities really attract better tenants or just let builders charge extra PLC. Kya yeh amenities long-term mein resale value add karti hain, ya sirf initial hype hoti hai? Off the record, I feel many are ghost facilities after a year. What’s your experience? Does the extra premium for amenities ever pay off?
