Noida mein property market phir se garam ho raha hai, doston! Feels like the speculative bubble has burst, and ab genuine buyers ke liye sahi daam mil rahe hain. NCR mein unsold inventory sirf 7 months ka reh gaya hai — kaafi time baad itna kam hua hai. Infrastructure sudhar raha hai, connectivity smooth ho rahi hai, aur builders like AU Real Estate, Gaurs, ACE, aur Godrej bhi active hain. Basically, Noida is looking attractive again. Agar aap invest karne ka soch rahe ho, toh yeh right time ho sakta hai. Anyone on the ground with first-hand experience ya kuch aur details pata hain? Share karo!

RERA registration number check karo before investing. It's a must.
Bhai, Noida Extension mein abhi bhi bahut dust hai. Pollution ka issue hai.
So, overall, what's the consensus? Is it a good time to buy or not? Confused!
I think it depends on your individual circumstances. If you're a genuine buyer looking for a home to live in, and you've done your research, then it might be a good time. But don't expect huge returns overnight.
What happened with the original poster? Did you end up investing anywhere?
Possession mila kya kisi ko Gaur City mein recently?
The new Jewar airport is also a major factor driving demand in the region. Once it's operational, prices will definitely increase.
Don't forget about the rising interest rates. That's also impacting affordability for many buyers.
Check amenities completion before booking, I made that mistake. They promised a swimming pool and gym, but still under construction after 3 years.
Noida is still a good option compared to Gurgaon, especially if you work in Noida. Gurgaon is way too expensive.
Infrastructure sudhar raha hai? Kahan sudhar raha hai? I still get stuck in traffic for hours on the Noida-Greater Noida Expressway.
Mera experience toh bahut bura raha hai. I booked a flat with ACE in 2018, and still no sign of possession.
ACE kaafi projects delayed hain. Which project are you talking about?
That's terrible! ACE is usually considered a decent builder. Maybe you should explore legal options.
I think it's a good time for end-users, not necessarily for investors looking for quick returns. The market is stabilizing, but it's not going to explode overnight.
I bought a property in Noida Extension three years ago, and I'm still waiting for possession. Builder is just giving excuses. Be very careful who you invest with.
Same here yaar! Mera bhi same experience tha. Konsa builder hai?
RERA mein complaint file karo. At least interest toh milega delay ka.
Bhai, Gaurs ka toh naam suna hai maine. AU Real Estate ka kya track record hai? Anyone know?
AU Real Estate... I think they have a project in Sector 93A. Not sure about their past projects though. Check RERA website.
Sector 75 mein kya rates chal rahe hain aajkal?
Sector 75 mein, depending on the project, you're looking at around 6k-8k per sqft.

Totally agree! Sector 150 mein rates are definitely more reasonable now than they were a year ago. But still, be careful and do your research before investing.
Haan bhai, research toh karna hi padega. Which project in 150 are you looking at?
150 is good, but connectivity is still a bit of an issue, especially if you're relying on public transport.
Garam toh lag raha hai, but is it sustainable? Darr lagta hai ki phir se bubble ban jayega.
Unsold inventory kam hone ka reason ye bhi hai ki builders have slowed down on new launches. Demand utni nahi badhi hai.
