₹85 lakh for a 2BHK in Sector 33 — I'm seeing prices like this and wondering if the super area calculations are just getting out of hand. I've tracked Noida for years, and the carpet area to super area ratio seems to be shrinking for buyers. Visited a project by 'info' builder, and the difference was almost 40%! It makes me question the actual per sqft value. Also, how much wiggle room have people found with spot discounts lately? Builders claim 'no negotiation' but there's always something, right? From my experience, a good 5-7% is doable if you push hard. What are your thoughts on finding real value in this market, especially with the Jewar Airport buzz?
