Spent the whole Sunday checking out options in Greater Noida West, especially around projects like Kunti Developers. Just moved into my flat in March, and honestly, the 'all-in cost' is never what builders quote. My final bill after stamp duty, PLC, parking, and other charges was almost 15% higher than the initial property price. This super area vs carpet area trap is the biggest fraud. They market 1500 sqft flats, but the usable carpet area is often barely 900 sqft. It's a straight-up rip-off, misleading buyers big time. Why isn't this called out more? Also, for investors, dealing direct with the builder is often better. Brokers just push inventory for their commission, not for your best ROI. Change my mind.
