Okay I'll be honest — I'm selling my big house in Noida and downsizing. Kids have moved out, don't need such a big place anymore. I'm looking at ready-to-move flats in Sector 59, but new projects are tempting. SAP Homes Pvt Ltd has some decent options, but is it worth the risk? Everyone glorifies under-construction discounts, but nobody talks about the hidden delays. RERA hasn't fixed everything, right? Matlab, possession mein late toh late hi hai. Plus, the EMI vs rent calculation is giving me a headache. Should I just stick to resale? Change my mind. I want something manageable and don't want to get stuck. Be careful — this builder has 3 delayed projects in Noida Extension. Do your research properly.
Check amenities completion before booking, I made that mistake. Pool is still not ready after 3 years!

Mera bhi same experience tha 2 years ago. Under-construction project liya tha, abhi tak possession nahi mila. Stuck with EMI and rent both. Never again!
New metro line coming up near Sector 59 might push prices up. Keep that in mind. But also, rising interest rates are making EMIs more expensive.
Don't just look at the discount. Look at the builder's financial health. If they are struggling, your project will be delayed for sure.
I bought a ready-to-move in Sector 75. Paid a bit more, but peace of mind is worth it. No tension of delays or builder scams.

EMI vs Rent is a tough one. Calculate the total interest you'll pay over the loan tenure. That might change your mind about under-construction.
SAP Homes Pvt Ltd ka track record toh mixed hai. Some projects are good, some are delayed. RERA registration number check karo on the UP RERA website. They show the completion date there.
Bhai, downsizing is a good move. Sector 59 is decent. But SAP Homes? RERA is a joke sometimes. They show one thing, deliver another. EMI vs rent is a killer though. Resale might be safer, less headache.

U1, Sector 59 mein resale bhi mehnga hai. Check Sector 7x also. But yeah, delays are real.
