posted on 29 MarNoida's Under-Construction Trap: Nobody Talks About This!
Fed up of renting, landlord raised rent again! Finally taking the plunge. But everyone glorifies under-construction property, nobody talks about possession delays. Hawelia Group projects look good, but is it worth the risk? Sector 107 mein socha tha. Honestly not sure if ready-to-move is better, even with the higher price. EMI vs rent math is killing me. Is the 'early bird discount' a total trap? Change my mind. Tell me your experiences!

Rising interest rates are also a factor. EMI calculations are going to be different now than they were a few months ago. Run the numbers carefully.
Early bird discount is a trap. They just want to lock you in before you realize all the problems with the project.
So, what did you decide? Ready to move or under construction? Which project are you leaning towards now?
One thing people don't talk about: hidden costs! Parking, club membership, maintenance charges... it all adds up. Factor those in before deciding.
I'm thinking of investing in a commercial property in Noida. Any recommendations?
Commercial is a different ballgame altogether. Location is even more crucial. Sector 18 is always a good bet, but it's expensive.
Check the lease agreements carefully. And make sure the property has all the necessary approvals.
Consider the rental yield and the potential for future appreciation. Do your research on the tenants as well.
Honestly, ready-to-move is worth the extra cost for the peace of mind. Especially with all these horror stories of delayed possessions.
Check amenities completion before booking, I made that mistake. They promised a swimming pool and clubhouse, still not ready after 3 years!
Be careful — this builder has 3 delayed projects in Noida. Do your homework properly before investing your hard-earned money.
The new metro line is definitely impacting prices in Noida. Anything near the metro is going to be more expensive. So factor that in.
Mera bhi same experience tha 2 years ago. Landlord increased rent by 15%! I panicked and booked an under-construction flat. Now I'm regretting it. Builder ne phir se date extend kar diya lol.
I bought in Sector 150 three years ago. Under construction tha, but possession mil gaya on time! Location is great, green and peaceful. But prices have gone up a lot since then. Avg rate is around 7k/sqft now.
Don't just look at the price per sqft. Check the carpet area vs. super area. Builders often inflate the super area to make it look cheaper. Total scam!
Noida Extension (Greater Noida West) has more affordable options. But infrastructure is still developing. Metro connectivity is a plus point though.
Possession status kya hai Hawelia ka in Sector 107? Anyone know?
Last I heard, delayed hai. Check their website or RERA portal for the latest info. But honestly, I wouldn't trust their website completely.
RERA portal is your best bet. It's supposed to be updated regularly. But even then, verify everything independently.
Haan, RERA portal is good, but sometimes even that's not accurate. Best to visit the site yourself and talk to existing residents.
Totally agree! Early bird discount is almost always a marketing gimmick. They lure you in, then keep delaying. Seen it happen with friends. Sector 107 is decent, but check the builder's RERA record for sure.
EMI vs rent is a killer, I know! But think long term. Rent toh jaata rahega. Under-construction offers potential appreciation, but the risk is real. Have you considered a home loan pre-approval? That helps with the budget.
Hawelia? Run! I booked a flat with them 5 years ago. Still waiting for possession. Sector 107 is a nice location, but don't fall for the 'early bird' BS. Check RERA registration and the past projects' timelines. You can find all the info online. My experience was horrible, I ended up in court.
Oh god! Court case? What was the issue exactly? Was it the promised amenities?
5 years! That's insane. Which project was it?
Ready to move is definitely more expensive, but you get what you see. No surprises later. Plus, you can start renting it out immediately if you want. Think about the ROI.
Bhai, you're not alone! Noida is full of under-construction traps. Hawelia... hmm, risky. Maybe look at ready-to-move in Greater Noida West? Thoda door hai, but peace of mind toh hai.
