Rohini, its UER-II connectivity is a potential goldmine, but most buyers are overlooking it. From my experience, the real capital appreciation comes from early entry, before infra projects fully mature. Metro Phase IV bhi will open up new corridors, shifting demand. I'm tracking properties in Rohini sectors further out, like near Sector 34-35. A 3BHK around ₹1.5 Cr seems like a calculated risk for a 5-7 year hold. Are others seeing similar ROI potential here before prices jump?
