Northwind Sanctuary investment: Is the timing right?

₹2.5 Cr for a 3BHK in Northwind Sanctuary, Greater Noida, seems okay, but I'm really thinking about ROI. Launch ke time price kya tha? Abhi lena worth it hai for capital appreciation? Matlab, pre-launch se kitna upar gaya hai? Builder ka past delivery track record kaisa hai, especially for under-construction projects? Suna hai completion mein delays hote hain, which affects investor returns. Kya lagta hai, iska resale potential kaisa hoga 5 saal mein? Investors, please guide.

Yaar, I'm also looking at Northwind Sanctuary. ₹2.5 Cr sounds like a lot for Greater Noida, even for a 3BHK. My biggest worry is the builder's reputation. Suna hai inke projects bahut delay hote hain. What's their track record like for *past* projects? Especially if they're still under construction.
