Spent the whole Sunday checking out options in Sector 65, Sohna. I work in real estate but buying for myself is different, yaar. Everyone glorifies NRI demand driving prices up, but honestly, is it even a smart move for them to buy sight unseen? I see so many NRIs blindly trusting CPs and just going by glossy brochures. For a 3BHK in Experion or M3M on Sohna Road, they're shelling out ₹3Cr+ without even checking ground realities like water supply issues or traffic around Nurpur Jharsa. Kya unka ROI expectation real hai? What's the real ground situation for NRIs who bought without visiting? Seems like a huge gamble. Is it worth buying from abroad without visiting? Change my mind.

Totally agree with the OP! My uncle's friend bought a 3BHK in an M3M project without visiting, just based on the CP's promise. Ab sunte hain construction bhi slow hai aur road connectivity bhi utni achhi nahi hai. They're regretting it big time. Bahut risky hai bhai.
Haan bhai, same experience. Especially near Nurpur Jharsa, traffic is a nightmare during peak hours. Koi ground reality check nahi karte NRIs.
