Been looking for a 2BHK in Sector 78 for months now. I'm based in Dubai, so I can't do proper site visits. My biggest concern is the Power of Attorney process for legal checks and registration. Honestly, not sure how to vet the person holding it or what traps to watch for. How do you guys manage property from abroad, especially rental yield and maintenance with builders like ATS or Gaursons? Any specific tips for NRIs on this front? Hope this helps someone else too.

I bought a 3BHK in Alistonia Estate a few years back. The PoA process was smooth for me because I used a reputable law firm recommended by a friend, not the builder. But maintaining the property and dealing with the builder for possession delays has been a nightmare. They kept pushing the date by almost 1.5 years from the RERA promised date. Rental yield is okay, but the initial headache of getting possession was immense. Current market mein toh delays aur badh gaye hain, builders ka trust factor ab bahut down hai.
Builder delays are the worst! Sabka yahi haal hai, they just don't care about the timelines anymore lol.

Haan, PoA ka verification bahut zaroori hai. Online platforms hain jo background checks karte hain, but best hai ki kisi trusted family friend ya relative ko hi do. Aur lawyer toh pakka rakhna, bina uske mat aage badhna.
U3, for vetting, ask for their professional license (if applicable), get a police verification done, and check their CIBIL score if possible. A property lawyer who specializes in NRI transactions is crucial; they can guide you on specific clauses to include in the PoA to protect your interests. For U7's question, usually these manipulations come to light during the registration process or when the PoA holder demands extra 'fees' suddenly. As for rental yield in Sector 78, it's decent, maybe 3-4% initially, but depends on the specific project and amenities. Gaursons projects generally have good occupancy rates.
Be extremely careful with PoA. My cousin lost a huge chunk of his advance for a plot in Alpha I Greater Noida because the person holding his PoA was shady and manipulated the deal. He had to go through so much legal hassle from abroad, it was a nightmare. Always, always vet them like you're hiring for a critical job, check references, and get a good lawyer involved from day one. Don't rely on builder-recommended agents for PoA, that's the biggest trap.
