NRI buying in Gurugram: Trusting the process remotely?
Buying property from abroad without visiting feels like a massive gamble. I've been in real estate here for years, but buying for myself, from overseas, is a whole different ballgame. Looking at Gurugram, specifically around Dwarka Expressway or Golf Course Ext. for a 3BHK. My budget is around ₹2.5-3 Cr. Builders like Emaar or Godrej are on my radar. I know the market, but remotely vetting projects, understanding construction progress, and dealing with paperwork from thousands of miles away is seriously stressing me out. How do you genuinely trust the sales teams when you can't even see the site? Is it even possible for NRIs to get good deals or are we always paying a premium? I'm worried about hidden charges or possession delays, you know, the stuff they don't put in brochures. Has anyone here successfully bought a place in Sectors 102-113 or Sector 65 without being physically present? What was your experience like with the legal side and getting OC? Any specific pitfalls to watch out for beyond just builder reputation?
