NRI buying: Legal clarity and rental management hacks

Sarjapur Road keeps coming up every time I shortlist something. I'm based in Dubai, eyeing a 3BHK there, maybe from Prestige Group or Sobha. Can't do a site inspection myself, which is tough. How do you guys manage legal clarity and paperwork without being there? Especially for POA. Also, who handles rental management reliably? Any tips for NRIs buying remotely?
