posted on 4 AprNRI confused: Amrapali nightmares or something else?
Heard some horror stories about Amrapali back in the day. I'm based in Dubai and looking at Noida for investment. I can't visit easily toh relying on you guys. Is Supertech any better now? I'm looking at their projects in Sector 74. Construction quality is my biggest fear, yaar. I can't do a site inspection myself. Has anyone seen plaster cracks or seepage issues after possession in Supertech's completed projects? Also, what about hidden charges at possession? PLC, EDC, IDC... kitna extra nikalta hai? Honestly not sure if I should invest or just stick to renting. Need a property manager later, so resale value bhi matter karta hai. Should I look at someone else entirely?

Another thing to check: amenities completion. Builders promise the moon, but deliver a crater! Gym, swimming pool, clubhouse... check if they are actually functional.
So true! I booked a flat based on the promised amenities, and half of them are still under construction after 3 years!
Overall, Supertech is a gamble. Sector 74 is a good location, but do your due diligence and be prepared for potential delays and hidden charges. All the best!
So, OP, what did you decide? Are you still considering Supertech, or are you looking at other options?
Current market conditions are crazy! Property prices are rising everywhere. Noida is no exception. New metro line extension is also driving up prices in some areas.
Seriously, don't just rely on online reviews. Try to connect with existing residents of Supertech projects through social media groups. Real feedback is invaluable.
Good point! Facebook groups are your best friend. You'll get the real picture there.
Sector 74 is good for connectivity. But traffic can be a nightmare during peak hours. Consider that too.
Honestly, if you're this worried, maybe stick to renting for a while and observe the market. Noida is volatile, bhai.
Resale value depends on location, construction quality, and amenities. Sector 74 is decent, but Supertech's reputation will always be a factor.
Bhai, have you considered ATS or Godrej in Noida? Thoda premium hai, but quality is generally better. Although, even they have their delayed projects *sigh*.
Haan, ATS is a good option. Sector 150 mein unke projects are nice. But budget bhi toh dekhna padega na?
Godrej is good but super expensive yaar. Sector 44 mein unka project is like gold dust!
RERA registration number check karo! That's the first thing you should do. It'll give you an idea about the project's history and compliance.
Possession status kya hai for the project you're looking at? Delayed possession is a common story in Noida. Don't fall for their sweet talk.
If construction quality is your biggest fear, maybe consider ready-to-move-in projects from reputable builders. Thoda mehenga hoga, but peace of mind milega.
Agree. Ready-to-move is the way to go, especially for NRIs who can't easily monitor construction progress. But finding a good ready-to-move property in a decent location is tough.
Plus, ready-to-move mein rent bhi bach jayega! Win-win!
Supertech Apex/Ecovillage 1/2/3... all different phases, different stories. Check RERA website for completion dates and current status. Don't blindly trust the sales guys.
Property manager is a must for NRIs. But finding a reliable one is another task! Any recommendations, guys?
I heard Supertech Twin Towers destruction boosted the other projects nearby. True? I'm also thinking of investing in sector 74 but confused.
Boosted in terms of sentiment, maybe. Property prices didn't magically jump overnight. But the negative publicity around Supertech definitely lessened after the demolition.
U4, location advantage toh hai hi. Sector 74 is well-connected. But don't expect crazy appreciation. It's a long-term play.
Bhai, negative publicity kam zaroor hua, but builder ka record toh wahi hai na? Be cautious.
PLC, EDC, IDC... these are the real killers! Budget mein 15-20% extra pakad ke chalo. Supertech is known for these hidden charges at the last minute. Read the fine print carefully.
My personal experience: I bought in a different sector (137) and the EDC charges were a shocker! Builder never mentioned it clearly during booking. Lesson learned: get everything in writing!
Exactly! These builders are masters of hiding details. EDC is a huge scam. RERA should do something about it.
U9, Which project in 137? I'm also considering that area. How's the connectivity with the metro?
NRI bhai, welcome to the Noida headache! Amrapali was a disaster, no doubt. Supertech... well, it's complicated. Which project in Sector 74 are you looking at? Apex or Ecovillage?
Haan yaar, Amrapali toh bhool jao. That's a closed chapter. But Supertech... depends on the project. Some are decent, some are still stuck. Sector 74 is generally good location-wise though.
Construction quality is a major concern with all these Noida builders, especially after possession. My friend bought in Supertech Emerald Court (yes, that one!) and had seepage issues within a year. Check RERA registration details thoroughly before investing.
