I'm based in Dubai and finally planning to invest back home. Looking at Noida vs Greater Noida, but honestly not sure which is better for long-term ROI. Sector 155 mein some projects by Indosam Infra Pvt. Ltd. are looking good, decent prices. Greater Noida mein, the property prices are lower, but what about future appreciation? Heard Jewar airport will really boost prices wahan. Matlab, should I go for a slightly cheaper property in Greater Noida hoping for bigger gains later? Or stick to Noida, pay a bit more now, but maybe safer returns? Can't do a site inspection myself right now. What does the community think? Help a confused NRI out! Need property manager recommendations too, yaar!

Check amenities completion before booking, I made that mistake. Paid for a swimming pool and clubhouse that's still not ready after 3 years!

Delayed, U14. Very delayed. I know someone who booked there 4 years ago, still no sign of possession. Builder ne phir se date extend kar diya lol.
ATS is generally reliable, but delays are common everywhere. Check the RERA website for the official possession date and any updates.
I invested in a commercial property near Pari Chowk in Greater Noida 5 years ago. Rental income is good, but appreciation has been slow. Hoping Jewar will finally give it a boost.
Sector 150 ka avg rate 7k/sqft hai abhi. Sector 155 will be slightly lower, maybe around 6k. But location matters within those sectors too.
Sector 150 in Noida is also a good option. It's greener, more planned than some older sectors. But prices are premium.
Property manager recommendations? Check out NoBroker's property management services. They seem decent. I haven't used them personally though.
Don't just look at price per sq ft, check the carpet area! Builders are notorious for misleading on that.
Bhai, RERA number is your best friend. Verify everything on the RERA website before you even think about booking.
Indosam? Never heard of them either. Stick to established builders like Godrej, ATS, etc. Thoda mehenga padega, but peace of mind is worth it.
Mera bhi same experience tha 2 years ago. I was also confused. I chose Noida Sector 137. Regret it a little. Prices haven't appreciated as much as I hoped. Maybe Greater Noida would have been better.

Jewar is too far, yaar. Connectivity is still an issue. By the time it's fully operational, it'll be 10 years. Noida is better connected NOW.
Connectivity is improving, U4! The metro extension is planned. It's a long-term play, but the potential is huge. Noida is saturated, growth is limited.
U5, metro extension dates are always changing! Don't believe everything you read. I'm still waiting for the extension near my place in Sector 7x.

Exactly! Noida is more established. Greater Noida is all about 'future potential' which can take ages to materialize. Sector 155 is decent though, but do your homework on the builder.
