NRI confused: Realtyvision or PKS Town Central?
I'm based in Dubai and can't visit Noida easily. Realtyvision 4th Avenue is cheaper, but PKS Town Central is ready to move. Which one is better for rental income, considering the total cost, including registration? Carpet area ka kya scene hai? Change my mind.

Yaar, confusion toh banta hai. Realtyvision 4th Avenue ka main positive uska price hai, aur completed hai, but possession 2017 ka hai toh ab sab settle ho gaya hoga. PKS Town Central ka ready-to-move factor aur location edge hai. But budget bhi toh dekhna padega, registration cost ke baad kitna difference aa raha hai? Carpet area ke liye builders generally built-up area batate hain, hamesha RERA website pe check karo real carpet area, usme bahut difference hota hai. Dono projects ke RERA details check kar lena.
Rental income ke liye location bahut matter karti hai. PKS Town Central ki connectivity better hai, especially if you're looking at tenants working in sectors near Alpha I Greater Noida or even Alistonia Estate. Realtyvision 4th Avenue thoda andar hai, access ka issue ho sakta hai. Noida ki market mein ab rental yield thoda tight ho gaya hai, so choose wisely.
Rental yield tight toh hai, but agar company lease pe de pao toh theek hai. PKS Town Central mein corporate tenants milne ke chances zyada lag rahe hain due to location, especially if someone is working in nearby industrial areas or IT parks. That's a good strategy for NRIs.
Totally agree, Alpha I ke paas demand achhi hai. Commuters prefer easy access to main roads.
PKS Town Central ka carpet area kitna mil raha hai? Suna hai uska location better hai.
Haan, PKS Town Central ka carpet area Realtyvision se thoda better hai. Mere cousin ne wahan ek unit dekhi thi, bola ki finishings bhi achhi hain aur amenities bhi modern hain. Plus, wahan nearby commercial hubs hain, toh rental demand achhi ho sakti hai. Realtyvision mein connectivity ka issue hai, aur wahan par society amenities bhi utni upgrade nahi lagi thi jab humne dekha tha.
PKS Town Central ka carpet area around 600-700 sqft hai for a 2BHK, depending on the layout. Location wise, it's definitely an advantage, especially with the upcoming infrastructure around Alpha II. Realtyvision wale thode compact hain.
Dekho, Realtyvision 4th Avenue completed toh 2017 mein ho gaya tha, but us time bahut issues the possession ke, I remember the news. Mera ek friend ka flat hai wahan, usko bhi der se mila tha aur finishings mein bhi complaints thi. PKS Town Central ka naam sunke lagta hai thoda reliable hoga aur ready to move ka fayda hai ki turant rent pe chada sakte ho. Total cost mein registration ke alawa maintenance aur society charges bhi dekh lena, yeh sab add hokar budget badha dete hain.
Bhai, NRI ho toh thoda careful rehna. Realtyvision ka price toh theek lag raha hai, but PKS Town Central ready to move hai. Rental income ke liye kaunsa better rahega? Noida mein investment ka kya scene hai abhi?
Sahi kaha, ready to move mein peace of mind rehta hai. Delay ka jhanjhat nahi. Plus, market abhi thoda slow hai, toh ready projects mein bargaining scope bhi mil sakta hai.
U1, Realtyvision 4th Avenue ka price point attract karta hai, no doubt. But uske possession ke time kaafi builders ne delay kiya tha, mera ek cousin wahan phase one mein fasa tha. Agar PKS Town Central ready to move hai, toh woh tension nahi. Rental income ke liye, main toh bolunga jo jaldi rent pe chadhe, woh better.
