Sector 55 mein property options dekh raha hoon. I'm based in Dubai, so can't easily visit. Found a builder floor for rent, around 15k. Seems reasonable. But also saw a resale flat – slightly older, but maybe better ROI long term? Not sure about the resale market there though, easily bikega ki nahi? I'm also worried about maintenance and finding a tenant. Which would you pick given the water supply situation and power cuts? What does the community think?

Ultimately, it boils down to your personal circumstances and risk tolerance. Both options have pros and cons. Weigh them carefully and choose what's best for you.
Builder floor mein loan milna mushkil hota hai. Banks are hesitant to finance them. Keep that in mind.
Honestly, if you can't visit easily, renting is the safer bet. Less headache, less risk. Buy when you're ready to move back.
Have you considered investing in a REIT instead? Less hassle than managing a physical property, especially from Dubai.
So, what did you decide? Rent or buy? Curious to know!
What's your budget? Maybe consider a smaller apartment in a newer sector with better amenities? Sector 143 is developing fast.
Rent vs buy depends on your risk appetite. Resale mein ROI potential hai, but also more hassle. Renting is easier, but you're just throwing money away every month. Think long term.
Another thing to consider is the upcoming Jewar airport. Property prices around Noida are expected to rise in the future. So, buying might be a good investment, but be prepared to hold for a few years.
If buying, check the RERA registration number of the project. Don't trust anything the broker tells you. Verify everything yourself.
RERA website is your best friend! Use it!
Haan, and also check the builder's track record on RERA. How many complaints against them?
Mera bhi same experience tha 2 years ago. I was in the US, confused between buying and renting in Sector 75. Ended up renting because I couldn't manage the property remotely. Best decision ever! Less stress.
Water supply is a major issue in many sectors of Noida. Check the Jal Board's website for updates on Sector 55. Also, see if the society has rainwater harvesting.
Bhai, power cuts toh Noida mein common hai. Inverter ya generator backup hona chahiye, especially in summer.
Agree! Power backup is a must. Especially if you're renting it out, tenants will complain otherwise.
Yeah, even in supposedly 'posh' sectors like 93, power cuts happen.
Sector 55 is relatively old. Check the construction quality of the resale flat carefully. Earthquake resistance bhi important hai.
ROI resale mein better ho sakta hai, but only if you can rent it out consistently. And finding a good tenant from Dubai is a headache. Have you considered a property management company?
Builder floor mein parking ka kya scene hai? Usually, fights hote rehte hain parking ko lekar.
True that! Builder floors are notorious for parking issues. Check that before anything else.
And legality bhi dekh lena. Many builder floors are illegal constructions.
Sector 55 is decent. But bhai, buying vs renting depends on your timeline. How long are you planning to stay connected to Noida?
15k for a builder floor sounds about right. Resale mein risk hai, especially if you're not here to manage it. Renting might be safer for you, especially with the water issue. But also, capital appreciation is real.
Sector 55 is a good location, close to everything. But water situation is definitely a concern. I live nearby and we get tanker deliveries sometimes. Resale flat bikega, but price negotiate karna padega. Don't expect quick money.
Agar resale dekh rahe ho, make sure society maintenance charges are reasonable. Some societies are crazy expensive! And check the title deed properly! Dhoka ho sakta hai.
U4, sahi kaha! Title deed is crucial. Lawyer se verify karwao. I know someone who bought a property with pending dues, baad mein bahut pareshan hua.
Title deed check karne ke liye koi good lawyer recommend kar sakte ho?
U7, I can recommend someone. DM me.
Haan exactly, Noida mein yahi problem hai. People try to sell without clearing dues.
