Dekho, Rajkot mein investment potential toh hai, especially for end-use. But as an NRI, due diligence bahut critical hai. Kisi trustable relative ya friend ko power of attorney do jo local market samajhta ho. Aur builder ka background, RERA status, aur sab clearances check karwao. Sirf brochure pe mat jao. Galaxy Group ke specific projects ke liye, local reviews aur site visits best hain.
Kalawad Road pe current rates kya chal rahe hain? Especially Krishna Kunj ke aas paas? Budget thoda tight hai, 40-50 lakhs mein 2BHK mil sakta hai kya wahaan?
U11 is right. Wahan ab prices kafi upar chale gaye hain. 40-50 mein thoda outer areas mein dekhna padega ya fir older properties mein. New projects toh budget se bahar hain, even with the current slow market.
Krishna Kunj area mein 40-50 lakhs mein 2BHK thoda mushkil hai ab. Wahan rates 2500-3000 sq ft chal rahe hain for new projects. Toh 1000 sq ft ka 2BHK bhi minimum 50-60 lakhs tak jaayega, plus registration aur baki charges. Second hand mil sakta hai, but new projects ka budget high ho gaya hai. Market abhi slow hai but prices niche nahi aa rahe.
Mera ek dost ne bhi aise hi invest kiya tha Rajkot mein, without visiting, ek bade builder ke project mein. Usko laga achha deal hai. But baad mein pata chala ki construction quality bohot average thi, aur builder ne RERA ki date bhi miss kar di. Ab case chal raha hai. NRI hone ki wajah se, usko har baar India aana padta hai hearing ke liye. Bohat headache hai, be careful.
Haan, sahi kaha. Mujhe bhi yehi tension hai. Koi hidden costs toh nahi hote na baad mein? Builder initially kuch aur batate hain aur baad mein bill mein bohot kuch add kar dete hain.
Haan bhai, stamp duty, registration, legal fees, GST, electricity connection, corpus fund... list lambi hai! Sab pehle se clear karo, warna budget hil jayega.
Oh absolutely, hidden costs are a big thing! Builder usually adds charges for maintenance advance, parking, club membership, even transformer charges. Yeh sab agreement mein clear karwana bahut zaroori hai. Ask for a detailed cost sheet, not just the base price.

Totally agree with U4. My brother booked a flat with Galaxy Group near Ring Road, not Kalawad, but experience was horrible. Possession date do saal extend hui, aur quality bhi compromise ki thi. NRI ho toh aur bhi difficult ho jata hai, power of attorney bhi properly check karwana padega. Unhone toh amenities bhi cut kar di thi jo brochure mein thi.
Galaxy Group ka track record utna accha nahi suna hai Rajkot mein. Thoda research kar lo, unke purane projects ka possession status check karo. Mere ek relative ne booking cancel karwa di thi.
Bhai, aapki baat bilkul sahi hai. Without visiting, it's a huge risk. Especially for NRIs, builders sometimes take advantage. RERA delays toh common ho gaye hain, aur agar aap physically present nahi ho, toh follow-up karna impossible ho jaata hai. Make sure you have a very reliable local contact.
