₹85 lakh for a 2BHK in Sector 137 seems decent, but I'm based in Dubai, making site visits impossible. I'm eyeing ATS and Godrej projects in Sector 137 and 150. My biggest worry is remote legal due diligence – checking builder solvency and title deeds. How do others manage proper checks for project delays and legal clarity without being physically present? Honestly, I'm also concerned about rental yield. Advertised 2-4% sounds good, but is it achievable? Finding a trustworthy property manager for a flat in Noida is another headache. Any reliable agencies or power of attorney setup experiences for NRIs? Don't want to get caught in a payment trap.
