Sohna Road — my parents keep pushing for it. I'm eyeing a 2BHK around ₹1.2 Cr. Honestly, not sure about future appreciation here. Is NRI interest real or just builder talk driving prices up?

Honestly, current market conditions in Gurugram are tricky. High interest rates, and a lot of inventory build-up, especially in peripheral areas. Sohna might see some growth, but it's not a sure shot for quick gains. ₹1.2 Cr is a significant amount for a first home. Has anyone seen actual sales data for NRI purchases
My friend invested in a project near Baharampur Naya, Sohna, two years ago. Builder promised possession last year, but abhi tak kuch final nahi hai. RERA complaint file ki hai, but process bahut slow hai. He's totally regretting it. Be very careful with these 'upcoming' areas and builder promises. Check their RERA track record thoroughly before committing such a big amount.
Exactly! My parents almost fell for a scheme in Baliawas. Good thing we checked the builder's past projects. Most were severely delayed or stuck. Sohna seems to be a hotbed for such issues, so due diligence is key.
Oh god, builder delays are the worst! Happened with my brother too in a project near Airport Road. They just keep extending dates and you're stuck paying EMIs for nothing.
Which builder is this? Can you share the project name if possible? It helps to know which ones to avoid.
Totally agree with you, bro. Sohna mein 1.2 Cr for a 2BHK is a lot, especially if appreciation isn't guaranteed. My uncle bought a plot near Badshahpur a few years back thinking it would boom, still waiting for decent returns. Lagta hai builders bas hype bana rahe hain.
Cheaper compared to what? For 1.2 Cr, you can get decent options elsewhere, maybe a bit further but with better connectivity.
But I've heard some NRIs are genuinely looking for second homes or investment properties there because it's still cheaper than central Gurgaon. My cousin in Dubai was considering it for long-term rental income.
