NRI investment for brother — feeling unsure about Sohna

My lease ends in 4 months and I'm totally confused about buying in Sohna. I work in real estate but buying for myself is different, yaar. M3M ka project dekha Sohna Road pe, achha laga. But I'm also considering NRI investment options for my brother. He wants to buy something without visiting. Kya ye sahi decision hai? Koi experience hai isme? Dwarka Expressway ke paas Sector 84 mein kya scene hai?

Yaar, Sohna road ka scene thoda mixed hai. M3M ka track record theek hai but delivery delays ka sunne mein aata hai. NRI investment without visiting is a huge risk, especially if it's for residential. Kya plan hai, rental income ya self-use?
