Spent the weekend researching properties in Whitefield and Sarjapur Road. I'm based in Dubai and thinking about investing, maybe a 2BHK around ₹1.2 Cr. But honestly, the whole process from abroad seems complicated. Is getting a POA for property management even reliable? What about rental yields for a 2BHK, are those advertised 3-4.5% numbers actually achievable there? And how do you vet builders like Prestige or Sobha without being physically present? Really worried about legal clarity and finding a trustworthy manager.

Yaar, I'm also looking for a 2BHK in Bangalore, but not NRI. Still, your concerns about POA and vetting builders are SO real. I heard so many horror stories about remote investments. ₹1.2 Cr for Whitefield 2BHK sounds okay-ish, but yields are always exaggerated. Be careful!
Totally agree! My uncle invested in Akshayanagar remotely and had so much trouble with property taxes and maintenance. POA is a big risk, you need someone you trust blindly.
