NRI investment in Noida: Need some real talk
Okay, I'm based in Dubai and looking at property in Noida. Can't really do site visits easily, so need your help. I'm considering The 3C Lotus Panache. Looks good online, but what's the real carpet area like? Advertised rate vs what you actually pay, kitna difference hota hai? Also, someone mentioned Shubhkamna Apartments are cheaper, but are they worth it for rental income? I need a property manager sorted too. Which one is better for 5-year appreciation, considering metro connectivity? Honestly not sure which way to go. Anyone got experience with these projects? Need a solid investment. Power of attorney ka scene bhi bata do. Koi fraud toh nahi hoga na? I need some advice guys!

Bhai, NRI ho toh aur careful rehna padega. Builders ka dikhane ka aur dene ka bahut farak hota hai. Especially carpet area mein, they always manage to reduce it from what's advertised. Plus, jo rate online dikhta hai, usme hidden charges, club membership, PLC, parking sab add karke bahut badh jaata hai. Better to factor in at least 15-20% extra.
