NRI investment without visiting is a massive gamble

Honestly, trying to invest in Chandigarh real estate from Dubai has been way more complicated than I imagined. I'm looking at options in New Chandigarh or Mohali, maybe a Godrej or Omaxe project. But without being there for site inspections, I'm worried about legal clarity and the whole Power of Attorney process. Is it even safe to buy sight unseen? What about finding a trustworthy property manager for rentals? I'm targeting a 2BHK around ₹90L, hoping for decent rental yield. Any advice on managing things remotely?
