Spent the whole Sunday digging into Greater Noida property options, especially around Sector 152. I'm based in Dubai, so a site visit isn't easy, relying heavily on online info and community insights. I'm seeing some interesting secondary market deals, lagta hai yahaan real price correction mil sakti hai. Compared to new launches from builders like Siwas Infra, older projects seem to have better entry points. New properties mein toh PLC, floor rise, parking, stamp duty, registration, sab add ho jaata hai. My main concern is the actual total cost of acquisition. Secondary market mein negotiation scope for stamp duty and registration better hota hai kya?
