Sattva Lake Ridge – I'm looking at this project for investment from Dubai. Honestly not sure if current pricing makes sense. Pre-launch mein kitna difference tha? What's the realistic capital appreciation forecast over 5 years? Builder ka delivery track record on other projects bhi important hai for future value, especially for an upcoming one. Can't visit myself, so need solid info on project progress and RERA status. Koi batao, will it be a good long-term hold?

Since the original poster can't visit, RERA status aur project progress photos/videos kitne regularly update hote hain, yeh bhi important hai. Kya Sattva Lake Ridge ka RERA number mil sakta hai? Aur kitna construction hua hai abhi tak, ground breaking bhi hui hai ya nahi?
Site visit videos dekh lo YouTube pe. Kuch channels regularly updates daalte hain. Thoda idea mil jayega ki kitna kaam hua hai. But official RERA updates are the most reliable.
RERA status toh 'Upcoming' hi show kar raha hai abhi. Project is approved for 897 units, but actual construction progress on site might be slow initially for such a massive development. Be very careful with 'upcoming' projects, especially for investment. Mera ek project Begumpet mein tha, builder ne 2 saal ka delay kar diya, abhi tak possession nahi mila. Sirf paper pe achha lagta hai. Jab tak construction solid start na ho aur RERA updates regularly na aaye, don't commit. NRI ho toh aur bhi mushkil ho jayega follow-up karna.

Haan bhai, same experience. Mera bhi ek project Alwal mein hai, 2025 ka possession tha, ab 2027 bol rahe hain. Builders just keep extending dates. It's so frustrating for first-time buyers like us.

Pre-launch mein jab launch hua tha, tab toh 7000-7500/sqft ke aas paas tha. Ab toh bahut upar chala gaya hai. 5 saal mein capital appreciation ka jo log bolte hain, woh builder ke track record pe bhi depend karta hai. Koi batao, Sattva ka delivery track record kaisa hai? Dekho, Attapur area mein development toh ho raha hai tezi se, aur connectivity bhi improve ho rahi hai. So appreciation potential toh hai. But for an NRI, not being able to visit is a big risk. Builder ka track record mixed hai. Kuch projects time pe diye hain, kuch mein delays hue hain. 897 units is a massive project. It's a long hold for sure, but the initial pricing is key.
Totally agree with your point about current pricing. Seems too high for an upcoming project with a 2028 possession. My friend also backed out because of this.
Sahi keh rahe ho. Pre-launch mein definitely better deals the. Abhi toh investors ke liye entry point thoda risky lag raha hai. Unless you get a really good deal, capital appreciation might be slow for the initial few years once construction starts properly. Main toh kahunga thoda aur wait karo ya dusre options dekho.
