Did some research on Uppal Marble Arch in Chandigarh. I'm based in Dubai, so site visits mushkil hain. Looking at it purely from an investor perspective – ₹4.5 Cr se ₹5.8 Cr range. What's the real rental yield like there? Aur capital appreciation ka long-term potential kya hai? Resale market kitni liquid hai for such high-value properties? I'm worried about managing it from here, need a reliable property manager and legal clarity for POA. Any ground realities ya experiences please share.

Uppal Marble Arch ki location Chandigarh mein prime hai, no doubt. But for that price range, you need solid rental returns. I've heard mixed reviews about the rental market for such luxury apartments in Chandigarh. Capital appreciation might be there long-term, but for a first-time buyer like me, it's too much risk.
NRI investor ho toh theek hai, but ₹4.5 Cr se ₹5.8 Cr is a massive amount, especially for an investment property that you can't even visit. Managing from Dubai sounds like a nightmare. My cousin tried something similar in Mullanpur Garibdass, and it became a huge headache. Property managers often don't have enough accountability.
Haan, property managers ka toh bharosa hi nahi hota. I had a bad experience with one for my plot in New Chandigarh. They just don't care as much as an owner would. For an investor, this could eat into your returns significantly.
Totally agree with this. Managing from abroad is a huge pain, especially if you're not physically present. My friend in Dubai is facing similar issues with his property in Rasulpur.
