NRI investor's dilemma: Greater Noida insights needed
Budget finalised, loan pre-approved – ab The Park, Greater Noida mein invest karne ka soch raha hoon. Completed project hai, so possession ka issue nahi. But I'm based in Dubai, can't visit. Iska actual rental yield kaisa hai? Aur resale market kitna liquid hai? Capital appreciation ka kya scene hai, will it appreciate? Bahut confusing hai yaar.

NRI investor, it's a tough call for sure. The Park is in a decent location, pretty close to Alpha I and connectivity is good. However, current market conditions in Noida are not showing explosive appreciation. If your goal is steady rental income for the long term (5+ years), it might work. But for quick capital appreciation or easy resale liquidity, you might be disappointed. Do your homework thoroughly, maybe even hire a local property manager to vet things for you.

Exactly! Maintenance can eat into your rental income. My friend sold his unit in Alistonia Estate nearby last year, and after all the charges, he barely broke even on his investment after 3 years. Market bahut slow hai.
